Selling a house is a frantic enough process, what with all the preparation and clearing you can soon run out of time. 

And when you're lucky enough to get a buyer, the conveyancing work has to begin.  That's where we come in.

What does the conveyancer do?

When you're selling a house, the conveyancer is responsible for legally transferring ownership of your home to the new owner.  

They will also be involved in transferring the large sums of money - deposit and final balance - and the exchange of contracts. 

This can take anywhere up to 12 weeks.

What are the stages involved in house sale conveyancing?

Once you have accepted an offer, you instruct a conveyancer to draw up a contract. 

You will need to supply information covering:

  • What is included in the sale - such as fixtures and fittings
  • Boundaries information and any details of disputes or complaints you've had or made while living at the property
  • Any affecting information known to you, such as local proposed developments
  • Information about freehold or leasehold on the property

Once you've done that, the conveyancer can draw up the contract for agreement on such things as completion date.

They can also help you negotiate on fixing anything raised by a survey - or renegotiating on price.

Exchange of contracts will then take place.  You should receive the buyer's deposit and will then be in a binding agreement.

Finally you will have a completion day, when you hand over the keys and receive the outstanding balance of the sale.  Your conveyancer will hand over all the legal documentation to the new owner.
